Dave Dinkel will be discussing how to “really” get started doing deals, where the deals are coming from locally, and the specifics of how highly successful investors are doing deals.

REOs are the rage and Eddie Miller, author and local investor, will be part of a roster revealing how to find deals in OUR market. Eddie and his partner, Alekxey Sabido, have enjoyed success buying and selling in this crazy market. 

You might find (or have found) yourself in the same position as Eddie was: downsized!  Eddie learned how to focus his intention and got on track to a very successful first year buying, rehabbing and selling.  He learned where to look, where NOT to look, how to rehab the right areas of a house and how to build a team to help him realize his dream.  He’s still going so bring YOUR questions for Eddie.  Maybe it’s your first year, too.  Maybe you haven’t even started yet!  Or maybe you’d like some tips from someone who’s been successful when buyers have been difficult to qualify.

And our very own John Tironi will put on his ‘investor’ hat and tell you about his adventures at the Broward Courthouse auction!  Yes, folks, he does invest!  John is an extremely methodical and contemplative professional.  How does a family man with a busy data business and many customers find time to research auction properties?   John will tell you how he hones in on properties that he thinks are a great value.  If you’re considering tapping into the new on-line auctions, bring your questions for John!

Eddie and John have something in common: the need for comparables.  It’s not enough to just run a list of sales in an area.  You have to discern which homes are like the one you want to buy and sell.  Are there many foreclosures in the area?  Is there a significant “shadow” inventory in the area where you want to purchase?  Are there mostly “wholesales” in the area?  Learn what each of these factors means when determining what you should pay and how to determine your target selling price. 

Ramon Rivas of Xima USA will also put on his ‘investor’ hat because there are tricks to the trade you need to know.   Most of the investors at DREIA use Xima and Ray will fill us in on how to FILTER our comps to ensure we’re seeing the best possible picture of the area to make our decision.
