What is the Partnership Program?

 

It’s the fastest way for you, a new investor to begin EARNING while you learn. No experience is necessary! We don’t believe anyone should quit their full-time job to begin investing without a proven history or a large financial nest egg. That’s why we launched the Partnership Program.

 

How do I qualify?

You must be prepared and the program has a few requirements that you must follow to participate, including becoming a member of DREIA. More details are below. 

 

How much is the initial investment in the Partnership Program?

 

The Partnership Program is FREE to Members and requires that you invest in the Monster Wholesaling Machine training course which is only $897 for members. The best part: this investment is reimbursed at the closing of your very first partnered wholesale transaction. Without the right foundation, it is extremely difficult for you to get started on the right path and just as difficult for us to “coach” you without that foundation. If your success is truly important to you, then you’ll want to get started on the right path also. 

 

You’ll also need access to comparables to participate in the program and participants must maintain an active subscription to XimaUsa.com

 

 

DREIA offers the Partnership Program Bus Tour each year. This informative tour begins on a Saturday morning (1/2 day), departing from DREIA’s headquarters. During this Partnership Program Bus Tour, we review basics vital to your success. These basics are found in your Monster Wholesaling Machine training course including scripts for how to talk to sellers, agents and wholesale buyers; forms to help analyze each property, determine if it’s a deal and determine how to place the offer. And, how to find motivated sellers will be covered, too. As we visit properties of actual “deals in progress,” we teach you how the seller was found and how the deal was negotiated. We also explain the deal’s time frame and how much profit was made with our DREIA member partners. At each property, you are taught how to read “comps,” analyze each deal and the necessary repairs. After visiting about three properties you will feel much more comfortable with your foundational knowledge and can begin the “finding” process with confidence. 

 

Once you begin this process, it’s easier for you to “spot a deal” and email it to us. If we also believe that the information you gathered looks like a “deal”, then we guide you in contacting your potential seller. Based on that conversation, an appointment is set for you to meet with the seller to view the property. If, in our opinion, it is a deal, we will write up the contract so you can “tie up” the property. Our goal is for you to wholesale your first property within 90 days of the Bus Trip, sharing the profits 50% each.

 

To help you meet that goal, we offer two monthly follow-up Partnership Program Focus Group meetings to keep you moving in the right direction. These sessions follow the Bus Tour and will assist you with your marketing plans, deal analysis, overcoming fear and focus on helping you create the Monster Wholesaling System. There is no additional charge to attend the Focus Groups.

 

The Partnership Program Bus Tour costs $1,097, including the Monster Wholesaling Machine training course, and you must be a DREIA member. So, if you already own the course, the bus tour is only $199! You’ll agree, it’s well worth this small investment to get your career started on the right path. Think about it this way, if you learn the right way to wholesale based on the Monster Wholesaling Machine training course, then do your deals on your own, keeping 100% of the profit! If you like the idea of having your hand held on your first deal, then earn 50% of the profit AND after we split the proceeds, you’ll also receive a reimbursement of the Monster Wholesaling Machine training course investment. It’s a win-win situation for all of us!

 

If you can’t make it to the live bus tour, you can purchase a Partnership Bus Tour DVD/CD set. It’s like taking the tour from your living room! Print the forms from the CD, which include property tax roll and comparable sales data on each property visited, along with all of the scripts and marketing homework given to students on the bus tour. Then sit down with the forms in front of your TV and plug in the DVD to learn about finding sellers, reading comparable sales and tax roll information, home repairs, how o buy right, and so much more. In this DVD/CD set, you visit 4 properties with various distress situations so you can learn the motivation behind each seller (foreclosure, probate, code violations and absentee owner.) The partnership program is explained so your understanding of what to look for is expanded.

What type of property do you purchase….what should I be looking for?

 

We will buy single family homes, multi-unit properties, apartment buildings and office buildings. We purchase property in Miami-Dade and Broward counties.  We will buy property with perfect title or title problems; in foreclosure or default, with code violations or liens. We’ll buy if the owners are in bankruptcy, divorce or probate. It doesn’t matter if the property is in perfect, move-in condition or if the roof is on the floor and mold is growing up the walls. The major factor in any deal is the “motivated seller” and the discounted price we pay. So, as you can see, we will consider just about anything.

 

What criteria do you look for when partnering a deal with equity?

 

This is an example of what we look to pay for a property. We are looking to pay 30% to 40% of a property’s after-repaired value. If a property is worth $150,000 in retail condition in today’s market, we’d offer somewhere around $45,000 to $60,000. Of course, there could be many variables or exceptions depending on condition and especially if the house is in excellent condition.

 

What type of properties should I stay away from.

 

We don’t buy or make offers on condominiums. We also shy away from seller-saturated areas unless the price is 70% below market; we won’t work short-sales in these areas, either. In today’s buyer’s market, we expect an even greater discount for frame construction or one-bathroom properties if we consider them at all.

 

 

What is the closing process?

 

Let’s look at the closing process in 5 simple steps…(Remember, we handle the details as you learn them.)

 

Step 1 – Negotiate mutually acceptable price, terms and conditions between the parties; write Contract for Sale and Purchase and have it executed by all parties.

 

Step 2 – Submit the Contract to the closing agent; title work begins.

           

Step 3 – Arrange the financing OR market the assignment (wholesale) of the property

 

Step 4 – Prepare the Assignment of Contract Agreement for execution by the assignor (us) and the assignee (the ultimate buyer) and deliver to the closing agent.

 

Step 5 – Coordinate closing date with closing agent; pick up your profit and CASH it!

 

 

It’s really that simple. However, in this business, many title problems are usual; property problems most always crop up; and seller “situations” arise. Experience enables us to overcome the hurdles that divert many new investors from success. Take your first step when you join DREIA and become part of this life-changing Partnership Program.

How does the program work?

 

Once you locate and speak with a seller who wants to sell their property at a price (or with terms) that seems to be a deal, simply tell the seller that you’ll speak with your partners and get back to them to discuss how you can help them.

 

You then submit the deal to us on a special form and we determine if a “deal” exists. If not, we will thank the seller for their time and then explain to you why no “deal” exists. If it seems to be a deal, we will set an appointment for you to meet with the sellers to inspect the property, with our direction, of course.   We will then negotiate price and terms based on our discussions and your inspection. We’ll then work together to wholesale the property and you can attend the closing and pick up your profit check!

 

In each case you will listen and learn. We go through the process step by step with you, guiding you along the way. You can get as involved as you would like.

 

 

 

You are not “married” to us. You can choose to partner with us, or not, on a deal by deal basis. The program helps you earn as you learn so you can decide if this business is what you thought it was without taking on all the risk alone.
